Challenge: To transform an old unfinished building to a world class Ascott executive serviced residence that would command top rents per sq metre in a very competitive serviced residence market on Sathorn Road.

Strategy: By having Ascott International, Asia Pacific's leading serviced residence management company to manage the residences, it was integral to make the Ascott Bangkok into a total lifestyle experience in order to differentiate themselves from the competitive marketplace. Amenities that made the Ascott Bangkok unique included bringing in Bangkok's largest private health club 'The Cascade Club', which offered over (35,000 sq ft) of world class fitness equipment, specialized aerobic classes, beauty spa and salon, and a Mediterranean restaurant located beside the pool on the 7th floor. Additionally, guests and residents could also enjoy the 'Hu'u Bar and Restaurant' — one of Bangkok's newest and chicest establishments for evening dinning and entertainment, along with a business centre, executive lounge, full serviced convenience store and several other retail tenants that provided a total lifestyle environment without ever having to leave their home.
